In 2011 our Landlord and Tenant alongside our Agency teams were instructed to advise on ambitious plans to redevelop the retail element of Wimbledon Bridge House, a landmark building built over the rail tracks, that was splitting local opinion. MMX provided detailed consultancy advice, liaising with design architects, planners and engineers to create modern units, aligned with occupational demand, but also astute advice on routes to secure vacant possession ahead of a block lease expiry profile, which was some 3 years distant.
Over the subsequent four years of development and leasing advice, MMX was instrumental in securing the required objective of vacant possession, but also in agreeing prelets at significantly enhanced rents.
