Strategic portfolio break-up and disposal delivers strong results in Kingston-Upon-Thames

Acting on behalf of our longstanding client PPR Estates, we’ve successfully completed the sale of a prime parade of high street shops at 93–105 Clarence Street in Kingston-upon-Thames.

Rather than marketing the prominent parade as a single investment, to maximise value for our client we recommended dividing the block into three separate investment opportunities. Drawing on our team’s detailed knowledge of the Kingston market, occupier demand and investor appetite, this approach broadened the purchaser pool, created competitive tension and unlocked greater value for our client.

The strategy combined an open market campaign for the Uniqlo and Oseyo investment, followed by an off-market disposal of the Wingstop asset utilising our deep investor network, before completing the programme with the sale of the Cass Art investment.

The result was a successful disposal - led by Tom Heptonstall, Patrick Kilvington and Oliver Smart on behalf of PPR Estates’ James Valentine. - that significantly enhanced our client’s return and exceeded the outcome that could have been achieved through a single-line sale.
