The Oracle in Reading bowls into 2024 with two new key lettings

12 January, 2024
Underpinning a fantastically strong start to the new year for The Oracle in Reading, we’re proud to have advised Hammerson’s Giles Mount on the signing of two brilliant industry-leading brands - Hollywood Bowl and TK Maxx.

With Hollywood Bowl having signed to open a new 38,000 sq ft venue and TK Maxx agreeing to relocate from within the town centre to an enlarged 45,000 sq ft store, both will open to the public in 2025.

By repurposing the former House of Fraser store at the shopping centre, the arrival of Hollywood Bowl will further enhance the scheme’s Riverside leisure offer providing a key new footfall generator, while TK Maxx’s relocation to The Oracle demonstrates the continued confidence shown by leading international brands in this UK top 20 shopping centre.

FMX's partner, Nick Symons, says of the twin deals: “These deals are a great example of how proactive landlords with strong assets can maximise the potential provided by the large footprints of department stores in prime locations. Not only has this redevelopment provided a significant uplift in income, it has also enabled a further strengthening of The Oracle’s vibrant and robust retail and leisure tenant mix, enhancing its position as the dominant scheme in the region, whilst also benefitting Reading town centre more generally.”

Fellow FMX partner, David Justice, adds: “With advanced discussions on the remaining space within the HoF redevelopment, and strong interest in the space which we are creating in the reconfiguration of the former Debenhams store, The Oracle’s regional dominance will be further enhanced. Future plans to provide a wider variety of uses including residential, co-working and other relevant uses for an active town centre will also add to the vibrancy of the location over the coming years.”

Our thanks go to McMullen Real Estate who advised TK Maxx on its relocation, and Bruce Gillingham Pollard who advised Hollywood Bowl.

As sole retained letting agents for The Oracle, 2024 will see us continue to elevate and diversify the scheme’s retail and leisure offer to ensure we continue to surprise and delight shoppers.
